Birmingham, Alabama Market Update: August vs. September 2025
Fall is here, the pumpkins are out, and so are the latest Birmingham real estate stats! We love tracking how our local market shifts month to month — because while the headlines might talk about “national trends,” Birmingham always plays by its own rules.
Here’s a quick and friendly rundown of what changed between August and September across four of our favorite communities: Mountain Brook, Vestavia Hills, Hoover, and Homewood.
Mountain Brook
Mountain Brook kept up its strong momentum heading into fall.
Homes Sold: 27 → 30
Average Sold Price: $1.14M → $1.31M
Average Days on Market: 31 → 26
💬 Our take: More homes sold, prices went up, and listings moved faster — a great combo showing buyers are still very active in this area.
Vestavia Hills
Vestavia slowed slightly from summer’s pace but is still moving at a healthy clip.
Homes Sold: 48 → 41
Average Sold Price: $619K → $549K
Average Days on Market: 40 → 38
💬 Our take: A little dip in volume and price is totally normal this time of year. Well-staged homes are still selling quickly, especially under that $600K mark.
Hoover
Hoover continues to be one of the most consistent markets around.
Homes Sold: 177 → 166
Average Sold Price: $550K → $557K
Average Days on Market: 29 → 28
💬 Our take: Steady and strong — Hoover homes are still selling well, especially with buyers looking for newer construction and more space.
Homewood
Homewood held steady in sales but saw a bit of a pricing pullback.
Homes Sold: 27 → 28
Average Sold Price: $735K → $589K
Average Days on Market: 21 → 24
💬 Our take: Homewood is always one of the most in-demand areas, and even with a dip in average price, competition remains strong for updated homes close to downtown.
Big Picture
Across the board, we’re seeing what we’d expect for early fall — fewer overall sales after the summer rush, but prices staying stable in most neighborhoods. Buyers are still out there and serious, and sellers who price right are seeing results.
If you’re wondering what these trends mean for your home or neighborhood, let’s talk through it! The Birmingham market is full of opportunity, and we’re always here to help you navigate it — whether that means buying, selling, or just staying in the know.
